A/C Operation: Six Essential Tips To Prevent Water Damage

Part of the job your air conditioner does during the hot months in this humid region is removing water from the air. This aspect of A/C operation keeps your home cooler and healthier. However, once in a while, the water it removes can back up into your home, causing significant damage. Avoid any water problems with the A/C operation by:

  1. Keeping your drainpipe and the emergency drainpipe clear. An HVAC technician can remove obstructions that could cause the water to back up. Dirt, vegetation, small animals and bugs can get into the drainpipes, clogging them.
  2. Installing a Safety Tee in the drain line. These are installed in the drain line close to the unit. When the water accumulates in the line, the switch shuts off the air conditioner. While it’s inconvenient to go without cooled air, the switch alerts you to a problem with the A/C operation so that you can take immediate action. Water can cause a great deal of damage to your home and promote the growth of mold.
  3. Making sure the filter for the air handler is always clean. If too much dust accumulates on the indoor evaporator coil, the coil can freeze over. This causes your condenser to run continuously, and when the coil does thaw, the water it releases may be too much to drain quickly, creating a flood.
  4. Treat your drain line with an algae killer.  About 1/4 cup of vinegar poured down the A/C drain every couple of months can help prevent algae build up in the drain line that can cause blockages.  Be sure to flush the vinegar down the drain with about a gallon of water after it sets for about 5 minutes.
  5. Checking the drain line. When starting your A/C operation for the first time each season, check the pipe for proper drainage. It should release water slowly. If there’s no condensation coming from the pipe, contact an HVAC technician. Your pipe may be obstructed or need adjustments to help the water drain.
  6. Servicing your air conditioner annually. All your air conditioner parts work together. When one isn’t operating as it should, problems can develop throughout the system.
